Distinctive Lumber Milled From the Client’s Own Land

Custom homes in North Georgia deserve materials that reflect the land they’re built on.

Builders and developers who partner with us are able to use trees from the build site into usable lumber for furniture, flooring, beams, ceilings, cabinetry, countertops and architectural features.

Instead of hauling off valuable timber during clearing, we help you turn it into a defining feature of the home.

Why Builders Partner With Us

Elevate the Project Without Imported Materials

Today’s custom clients want authenticity.
When you can say:
“These floors and beams came from your property.”
It differentiates your firm from competitors, provides a unique upgrade option, offers sustainability without sacrificing quality, and strengthens client relationships through meaningful material choices.

Add Story & Marketability

Custom homes compete on character.
Lumber from the site gives you:
  • Unique grain patterns
  • Wider planks than typical supply houses
  • True local sourcing
  • A compelling narrative for listings and marketing
For spec homes, this becomes a premium selling point.  For client builds, it creates emotional buy-in and increased perceived value of the project.

Reduce Waste During Clearing

During site prep, valuable hardwood is often:
  • Chipped
  • Burned
  • Hauled off
We evaluate trees during clearing and identify logs worth milling.
The result:
  • Less waste
  • More usable material
  • Better land stewardship

How the Process Works

Early Coordination

Before land clearing, we can help asses the site and identify viable species. We also discuss ways to incorporate the timber into the homes. Common North Georgia species include: White & Red Oak, Hickory, Poplar, Pine, Walnut, & Maple.

Delivery & Estimation

Once the logs are brought to us, we estimate the total board feet by species and put together an estimate on the cost to mill and kiln dry based on wood species and the thickness of the lumber we will kiln dry. We can coordinate timeline expectations with your build schedule.

Milling

Once the deposit is paid, we develop a custom milling plan for the timber based upon its intended use. After milling and stickering, we allow the lumber to air-dry down to 25% to reduce the time the lumber spends in the kiln. This also cuts the kiln costs in half.

Kiln Drying

When the lumber reaches 25% moisture content, it is moved into one of our kilns. From there we get it down to around 8%. Once there, we heat treat it to kill any active insect infestation and dormant insect eggs.
